It
is a legal requirement of The Gas Safety (Installation and Use)
Regulations 1998, which came into force on 31 October 1998, that all
landlords letting a property must arrange for an annual gas safety
check to be carried out every 12 months by a GAS SAFE registered
installer. The landlord must keep a record of the safety check for 2
years and issue a copy to each existing tenant within 28 days of the
check being completed and issue a copy to any new tenants before they
move in.
The Health and Safety
Executive strongly advises that all gas consumers should have their gas
appliances serviced regularly for safety by a GAS SAFE registered
installer.

Torch can complete all necessary checks and issue a Landlord Gas Safety
Certificate all on the same day and at a time convienient with landlord
and tenant. If any issues arise during the checks that result in a
certificate not being able to be issued, a full explaination of the
remedial work required will be left. If required a quote can also be
given.

Whatever the job, we always
offer to install a Carbon Monoxide detector, as should any responsible
GAS SAFE registered engineer. This is to ensure the safety of your
tenants
should you or your neighbours appliance fail dangerously between
services. We only charge £30 to supply and fit a detector that has a

Prices
- We charge £60 for the first appliance and £20 for each thereafter. This
means that if the only gas appliance in the property is a boiler the
charge is £60. If there is a boiler and cooker the charge is £80. If
you have a boiler, cooker and fire the charge is £100. etc.
- For landlords with multiple properties a discount can be arranged.
